Residential property SDLT rates if you’ve bought a home before
This is a government tax paid on homes costing £125,001 or more when you buy a property in England. Use the above calculator if you are moving home and the new property will be your only property.
Stamp Duty Land Tax is charged at different rates depending on the portion of the purchase price that falls into each rate band.
Current bandings if you are moving home and the new property will be your only property:

An extra 3% is payable for buy to let or second home/property stamp duty and you should use HM Revenue and Customs’ (HMRC) Stamp Duty Land Tax calculator to work out how much tax you’ll pay.

First time buyers
There are different rules if you’re buying your first home and the purchase price is £500,000 or less. First time buyers pay 0% up to £300,000. Between £300,000-500,000 you will pay 5% and over £500,000 you will pay using the same system as before and those who’ve bought a home before.
